Should I change the locks right away?
Yes, it is one of the best first steps. You can't know how many keys the previous owners shared, so rekeying or replacing exterior locks, including the door between the garage and the house, puts you in control. Reset garage door openers and keypad codes the same day.
What if my possession date is after closing?
Your purchase agreement sets when you can take possession, and it may be a few days after closing. Plan movers, utilities, and lock changes around that date, and ask your agent if you are unsure what your agreement says.
Which utilities should be in my name before move-in?
Electricity, gas, water, sewer, and trash are the usual essentials, plus internet. Call providers a week or two ahead so service transfers on your possession date, and save the account numbers and outage contacts where you can find them.
How do I find my main water shutoff?
In most Minnesota and Wisconsin homes it sits where the water line enters the house, usually in the basement or utility room near the water meter or water heater. Your home inspection report often shows its location. Make sure the valve turns and that nothing blocks your path to it.
Where should I keep my closing documents?
Keep the originals in a safe, dry place and scan copies into one digital folder with your inspection report, warranties, and manuals. Pederson Realty clients can also store them in My Home in our client portal.
